Are you in the process of purchasing land in Western North Carolina? Or are you in the due diligence process? Perhaps you already own land and are looking into getting your building permits to build a new residential home or a larger commercial project? Does the property in question not have access to a municipal sewer system? These questions lead to having a “perc test” or a preliminary land evaluation done on the property in question to determine the suitability of having an onsite wastewater system.

This evaluation or “perc test” as it used to be known in North Carolina is completed by an individual with the credentials to evaluate the soil suitability to support a septic system.  A soils scientist would be a person with this specialized knowledge, as well as, the knowledge of soil morphology, soil chemistry, soil biology, and soil physics. In the state of North Carolina, they must be regulated and licensed by the North Carolina Board of Licensed Soil Scientists.

How does this help you, the seller/buyer? – Having a land evaluation by a licensed professional allows for you to have peace of mind that the soil findings are accurate and applicable for whatever the end goal is for your property. In our case, we visit the property and use a hand auger to test different areas. In the case that certain soils are observed, we may require the digging of larger test pits for further observation. Moving forward, we document our findings and share the results, whether directly to the clients on-site or via phone call/email. We share with our clients all the pertinent information they would need to close on their property, such as: whether the soils will support an onsite wastewater system, what kind of system is applicable, the density of units or bedrooms, and an estimated cost of installation.

What if I want to obtain my septic permits? – At this point, after the preliminary land evaluation or in continuance, the clients can request permit level work to be completed. This involves more detailed soils work and the completion of a final report that is submitted to the county. Once submitted, the county health department processes the report and emails back the final septic permit.

What about the septic system design? – The septic system design is a part of our final submission to the county and will allow you to immediately start taking the design to different installers to bid for quotes.
