LRM first evaluated the Robinson Creek Development as a foreclosure holding for Mountain First Bank and Trust in 2010. The community master plan indicated 39 total lots ranging from 0.5 to 1.0 acres on 50 acres. The community had existing utilities in place with the exception of a sewer line or septic system permits. Considering the closest sewer line was located over a mile away it was determined that septic system permits would be the most cost effective means to complete each lot and provide the bank with a turn key project to sale. LRM conducted a preliminary soils evaluation to determine the feasibility of placing septic systems on each lot. LRM provided the bank with a Licensed Soil Scientist (LSS) sealed report of findings indicating that the project could be permitted with septic systems, but this would require several modifications to the existing land plan. In September 2012, Robinson Creek 34, LLC agreed to terms on the Robinson Creek Development with Mountain First Bank and Trust. LRM was contracted by the new property owner to conduct LSS evaluations on each of the lots and obtain septic system permits from the Buncombe County Health Department. Working closely with the project surveyor and client, LRM successfully permitted each of the lots for septic systems within the projects deadline and under budget.
